Why Get a Roof Inspection?

The Roof Inspection Process

We take a detailed approach, with the goal of thoroughly assessing the condition of your roof and giving you the information you need to make decisions about repairs or replacement.

Our inspector starts with a visual inspection of the roof’s exterior. We walk every roof we can walk safely, and where that is not safe, we inspect using high-resolution drone photos. We check the roofing materials — shingles, tiles, or metal — for signs of damage, wear, or places where water intrusion could occur, including gaps in roofing materials, missing or damaged shingles, flashings, chimneys, and anything else that could compromise the integrity of the roof.

We inspect the flashing around chimneys, vents, roof/wall intersections, and other penetrations for gaps or damage that could lead to leaks. Proper drainage is crucial to preventing water intrusion, so we also check the gutters and downspouts.

In the attic, we look for signs of water intrusion or damage due to roof leakage, and evaluate ventilation — which plays a large role in keeping a roof in good condition.

What’s Included in the Roof Inspection Report

Once the inspection is complete you receive a detailed report — with plenty of pictures — outlining the condition of your roof:

• Roofing material condition: a summary of the health of your roofing materials, whatever they are, and any areas that may need repair
• Water damage risks: any signs of water damage or leaks, highlighted with recommended further action
• Ventilation and attic findings: the condition of both, including anything indicating roof leakage or other concerns
• Repair recommendations: a list of recommended repairs, including urgency, so you can plan accordingly
